Maintaining your new home.

At Bucher Construction, we strongly encourage our customers to be proactive in maintaining their investments. Listed below are items that should be given attention. * Gutters and downspouts:  Remove leaves and debris from gutters and downspouts. Run a hose on the roof and check for proper drainage. If leaks exist, contact us immediately.

* Siding: Clean siding with a pressure washer to keep mold from growing. Check all wood surfaces for weathering and paint failure. 

* Exterior caulking: Inspect caulking and replace if deteriorating. Scrape out all the eroding caulk and re-caulk the needed area.

*Adjust registers and confirm that cold air returns are clear of furniture or draperies.

*Check garage overhead door, tighten bolts as needed, and lubricate springs with motor oil. Have other repairs done by professionals.


* Window sills, door sills, and thresholds: Fill cracks, caulk edges. 

* Hot water heater: Lubricate circulating pump and motor.

*Check the fit of exterior doors; thresholds are adjustable - use a quarter to turn the screws.


* Evaporative air conditioner: Clean unit, check belt tension and adjust if needed. Replace cracked or worn belt.

* Heat pump: Lubricate blower motor.

*Clean and test smoke alarms.

* Foundation: Check foundation walls, floors, concrete and masonry for cracking, heaving, or deterioration. 

* Decks and porches: Check all decks, patios, porches, stairs and railings for loose members and deterioration. Open decks and wood fences need to be treated every four to six years, even every year for the first two or three years to maximize its life, depending on how much exposure they get to sun and rain. 

* Landscape: Cut back and trim all vegetation and overgrown bushes that are touching structures. Limbs and leaves can cut into your home's paint, requiring that side of the house to be repainted. A little trimming can save a lot of money and time.

* Sprinklers: Check lawn sprinkler system for leaky valves, exposed lines and improperly working sprinkler heads. If there is an area of your yard that collects too much water or doesn't get enough, run the sprinklers to figure out the problem. If it's not something you can fix yourself, call a professional before your lawn needs the water.

*Test and reset ground fault circuit interrupters (GFCI) breakers.

*Change and clean the furnace filter  

*Remove hoses from exterior faucets.

*Freeze proof" faucets can suffer a broken water line if the water in the hose freezes and expands into the pipe.

*Review safe fireplace operation. Provide professional cleaning at regular intervals.

* Window and door screens: Clean screening and check for holes. Holes bigger than a quarter leave plenty of room for bugs to climb in. Patch holes or replace the screen. Save bad screen to patch holes next year. Tighten or repair any loose or damaged frames and repaint. Replace broken or worn hardware. Wind can ruin screens and frames that are allowed to flap and move, so make sure they are securely fastened. Tighten and lubricate door hinges and closers.

*After snowfall, brush snow off gutters and away from downspouts.

*Remove ice and snow from concrete as soon as possible; avoid using de-icing agents with damaging salts.

*On pleasant days, open windows to allow your home to breathe.

*Decorate safely for the holidays. Do not overload circuits or use worn extension cords.
